What we do

Three things,

Sealcoating

Two squeegee-applied coats of commercial-grade coal tar or asphalt emulsion, mixed to the manufacturer's spec. Nobody on our crew is allowed near a water hose.

  • Power-broom and blower prep, oil spots primed
  • Sand-loaded mix for traction and wear
  • Cures overnight, lot reopens the next morning

Crack fill & patching

Water getting under the surface is what kills a lot, not traffic. We route the crack, blow it clean and fill it before the freeze does the rest.

  • Hot rubberized crack filler, heated on site
  • Cold patch or hot-mix infrared for potholes
  • Full-depth cut-outs on failed sections

Line striping

Fresh layout or a re-stripe over your existing lines, in traffic-grade paint that survives a Michigan plow season.

  • ADA stalls, access aisles and signage to code
  • Fire lanes, arrows, stop bars, numbering
  • Layout redesign to fit more stalls where it's legal

Prep & crack fill

Power-broom and blow off the whole surface, pull the vegetation out of the joints, prime the oil spots, fill every crack wider than a quarter inch.

Seal in two coats

Edges cut by hand along your curbs and islands, field squeegeed, second coat through the drive lanes. Cones and barricades stay up overnight.

Stripe & reopen

Stripe off your old layout or a better one, pull the cones, then walk the lot with you before anything gets invoiced.
